  • According to 76-3-103 MCA a subdivision in Montana is defined as a division of land or land so divided that it creates one or more parcels containing less than 160 acres. The title to the parcels may be sold or otherwise transferred and includes any resubdivision and a condominium. The term also means an area, regardless of its size, that provides or will provide multiple spaces for rent or lease on which recreational camping vehicles or mobile homes will be placed.

  • A major subdivision creates 6 or more lots or 6 or more spaces or units in a mobile park, a recreational vehicle park, condominiums, or townhouses. A ‘first” minor subdivision creates five or fewer lots or five or fewer spaces or units in a mobile home park, a recreational vehicle park, condominiums, or townhouses. A ‘subsequent” minor subdivision is defined as a subdivision in an area that has been previously subdivided. A ‘subsequent’ minor subdivision is reviewed as a major subdivision in Madison County.

  • Both major and minor subdivisions go through a similar review process. Major subdivisions have a few additional requirements including a public hearing, and an environmental assessment. The second notification letters for a major subdivision are sent via certified mail to adjacent landowners and regular mail to agencies by the County Planning Office, whereas the subdivider handles this for a ‘first’ minor subdivision.

  • The first step is to schedule a pre-application meeting with the County Planning Office. This is an informational session that helps the subdivider get more familiar with the process and the requirements.

  • A pre-application document, a preliminary plat (subdivision application packet) including water and sanitation information, and a final plat are considered by the county. Also, Overall Development Plans are sometimes required when a project is planned in phases. A copy of the Madison County Subdivision Regulations is available at the Planning Office and

  • The County Planning Office works closely with the developer throughout the subdivision process. The planning staff compiles a staff report and makes recommendations to the County Planning Board. The County Planning Board in turn makes a recommendation to the County Commission. The County Commission makes the decision regarding all preliminary and final plats. The county Sanitarian reviews all water and sanitation information for lots greater than 20 acres (and the Montana Department of Environmental Quality (DEQ) reviews all smaller parcels.) The County Weed Board must approve a noxious weed management plan for each new subdivision. Also, the County Office of Emergency Management coordinates the public safety review of all subdivisions.

  • A licensed surveyor must be retained to prepare the preliminary and final plats. Other professionals t may need to be involved depending on the size and complexity of the project include: a hydrologist, site planner, architect, engineer, wildlife expert, wetlands specialist, geotechnical engineer, traffic engineer, cultural resources specialist, and others.

  • The typical time frame for completing a subdivision is approximately 5 to 6 months for preliminary plat review and decision. However, this varies greatly with each individual subdivision. If preliminary plat approval is granted, the sub-divider has a period of 3 calendar years to complete the final plat. A 1-year extension may be granted by the County Commission.

  • The preliminary plat approval from the County Commission is essentially the green light that gives the developer assurance that the project will be accepted so long as the conditions of approval have been met before final plat. When all the conditions of preliminary plat approval have been satisfied, the subdivider submits the final plat materials for review by the Planning Office and the County Commission.

  • The lots can be sold after the final plat approval has been granted by the County Commission and the Mylars and supplemental information have been recorded with the County’s Clerk and Recorder’s Office.

  • There are several County review fees listed on the Madison County Subdivision Review Fee Schedule located in this packet. Also, surveying, engineering and development costs should be anticipated. A DEQ review fee will apply where proposed lots are less than 20 acres in size.

  • The Public Health Department has offers immunizations by appointment only at the public health office and off-site at Twin Bridges Clinic, Sheridan-Ruby Valley Clinic and in Ennis at Madison Valley Medical Center. We also provide immunizations at the schools during the scheduled Spring and Fall immunization clinics.

  • We offer some travel vaccines but due to a large variety we do not keep the vaccines in stock. Generally it takes about a week to have the vaccines shipped. Please call our office and we can discuss the recommended vaccines and if we would be able to provide them to you. We are unable to provide the Yellow Fever Immunization but will be able to provide a list of Yellow Fever Vaccination Clinics in the state of Montana.

  • Yes. We carry a wide array of adult vaccines including Hepatitis A and B along with TDap and Shingles vaccines.

  • We have a few different payment options. We are happy to bill insurance if you provide us with your insurance card. We also accept cash and check payment. We have a sliding fee scale available upon request. We are also willing to work with you on a payment schedule in needed.

  • The Weed Department carries the basic chemicals that can be purchased here at the county weed shop. For specialty chemicals you'll have to go to an Ag related retail store.

  • A noxious weed is a weed that has been designated by an agricultural authority as one that is injurious to agriculture or horticultural crops, natural habitats, ecosystems, humans or livestock. Typically they are plants that grow aggressively, multiply quickly without natural controls

  • Yes. In the interest of assisting landowners, subdivisions, and cooperating landowner groups with cost of applying herbicides to control noxious weed, the Madison County Weed Control Board offers a cost share program in which the county will pay 50% of the herbicide and labor up to $1250 excluding, surfactants, and dyes.   • No, we can only do county roads and highway right-of-ways. We do have a list of commercial applicators that we can send out to you that has names and numbers of people you can call or we do rent out spray equipment for you to do it yourself. We have 100 gal spray slide-in tanks for $15/per day, 25 gal tanks for $10/per day or we have 3 gal. back pack sprayers that are free to rent.

  • We have a different theme every week. We read books geared toward that theme and then the children do a craft that is related to the books we read. The children often do free play in the children's area when Story & Craft Time is over.

  • Yes, we do. In order to apply for Medicaid, please see Leslie to obtain an application. It does take up to 45 days to become approved for Medicaid.

  • For the most part, long term care is not covered under Medicare. Under special circumstances Medicare does cover rehabilitation. In order to qualify you must have a 3 day qualifying stay in the hospital and require skilled nursing care- requiring physical, occupational and speech therapy for rehabilitation, wound care.
